The Smith Apartment

The Smith Apartment – P3 Project is an exciting development featuring 160 self-contained units with 30% of these units designated as affordable housing and the remaining units as market level rentals. The province defines a Private-Public-Partnership (P3) procurement model for constructing and operating major capital infrastructure as an alternative financing model to assist the project. The P3 approach encourages innovation, collaboration, and appropriate risk sharing with the private sector while leveraging the expertise and strengths of both the public and private sector to enhance the ability to deliver the project on time and on budget.

Located in the City of Grande Prairie, this project will include accessible units, underground parking, and in-suite laundry. With 65 years of property management experience, Grande Spirit Foundation is thrilled to guide this project and manage the property upon its completion.

Land for the project, valued at $1.7 million, is provided by the City of Grande Prairie. The project has secured CMHC Seed Funding in October 2024 and received a development permit on November 14, 2024. Site construction is expected to start in November 2024, with the project slated for completion in 2026.
